Welcome to **Althea Prime Stays**.
These Terms & Conditions apply to bookings made directly through the Althea Prime Stays website and govern the use of our accommodation services.
By making a booking with us, you confirm that you have read, understood and agree to these Terms & Conditions.
Nothing in these Terms & Conditions affects any statutory rights you may have under applicable UK law.
## 1. About Us
Althea Prime Stays provides short-term and mid-term accommodation in London.
In these Terms & Conditions:
* **“Althea Prime Stays”, “we”, “us” or “our”** means the company operating the accommodation booking and the relevant property.
* **“Guest”, “you” or “your”** means the person making the booking and any other person staying at the property under that booking.
* **“Property”** means the accommodation booked by you.
* **“Booking”** means the confirmed reservation for a Property.
Our company and contact details are provided on our website and in your booking confirmation.
## 2. Making a Booking
A booking request is subject to availability.
A booking becomes confirmed when:
1. we accept the booking; and
2. any required payment has been successfully received.
Once your booking is confirmed, a contract is formed between you and Althea Prime Stays for the accommodation stated in your booking confirmation.
The booking confirmation will include the relevant Property, dates, number of guests, price and any other important booking information.
You must provide accurate and complete information when making a booking, including your name, contact details and the number of guests staying.
We reserve the right to request reasonable information required to administer or verify a booking, subject to applicable data protection law.
## 3. Guest Eligibility
The person making the booking must be at least 18 years old, unless otherwise agreed by us in writing.
The person making the booking is responsible for ensuring that all members of their party comply with these Terms & Conditions and any Property-specific House Rules.
You must not make a booking on behalf of another person without their knowledge and consent.
## 4. Prices and Payment
The total price payable for your stay will be shown before you complete your booking.
Prices may include applicable taxes and mandatory charges, where relevant.
Payment must be made using the payment method available through our website or booking system.
A booking may not be considered confirmed until the required payment has been successfully processed.
Any optional additional services or charges will be clearly communicated before they are incurred wherever reasonably possible.
We reserve the right to correct obvious pricing or information errors before a booking is confirmed.
## 5. Security Deposits and Damage
Where a security deposit or damage authorisation is required, this will be clearly stated before or at the time of booking.
You are responsible for any loss or damage caused by you or members of your party beyond reasonable wear and tear.
This may include damage to the Property, furniture, fixtures, fittings, appliances, keys, access devices or other items belonging to us.
We will not charge you for ordinary wear and tear.
Where we believe that a charge is appropriate, we will provide reasonable information about the nature of the damage and the amount claimed.
Any security deposit will be handled in accordance with the booking terms and applicable law.
## 6. Cancellation by the Guest
Your cancellation rights and any applicable cancellation charges will be stated clearly in the cancellation policy applicable to your booking.
Where a specific cancellation policy is displayed during the booking process, that policy forms part of your booking terms.
If you wish to cancel your booking, you should contact us as soon as possible using the contact details provided in your booking confirmation.
Any refund will be processed in accordance with the applicable cancellation policy and applicable law.
Nothing in these Terms & Conditions limits any cancellation or refund rights that cannot lawfully be excluded.
## 7. Cancellation Rights for Accommodation Bookings
For accommodation booked for specific dates or periods, statutory cooling-off rights may not apply in the same way as they do to many other online purchases.
The Consumer Contracts Regulations contain an exemption for accommodation contracts where the service is to be provided on a specific date or during a specific period.
Where this exemption applies, your cancellation rights will instead be determined by the cancellation policy applicable to your booking, subject to your statutory rights.
## 8. Changes or Cancellation by Us
We will make reasonable efforts to provide the Property booked by you.
In exceptional circumstances, it may become necessary for us to make changes to or cancel a booking, for example because of serious damage to the Property, safety issues, circumstances outside our reasonable control or other circumstances that make the Property unavailable.
Where we need to cancel a confirmed booking and you are not responsible for the reason for cancellation, we will provide an appropriate remedy, which may include a refund of amounts paid for the affected accommodation, subject to applicable law.
Where reasonably possible, we may offer suitable alternative accommodation, but you are not required to accept an alternative where the law gives you a right to a refund.
We will not use this section to remove or restrict rights you have under applicable consumer law.
## 9. Check-in and Check-out
Check-in and check-out times will be provided in your booking confirmation or Property information.
Early check-in or late check-out may be available by prior arrangement and may be subject to an additional charge.
You must not enter the Property before the agreed check-in time unless we have authorised this.
You must leave the Property by the agreed check-out time unless a later departure has been authorised.
Additional charges may apply where a guest remains at the Property beyond the agreed check-out time without permission and this causes additional costs or prevents the Property from being prepared for another guest.
## 10. Number of Guests and Occupancy
Only the number of guests stated in the booking may stay at the Property unless we have agreed otherwise in writing.
The maximum occupancy of the Property must not be exceeded.
You must not allow additional people to stay overnight without our prior approval.
Any increase in the number of guests may require additional charges and must comply with the Property's maximum permitted occupancy.
## 11. Use of the Property
The Property must be used for lawful residential or holiday accommodation purposes only.
You must not:
* use the Property for any unlawful activity;
* use the Property for commercial activities, events or parties without our prior written permission;
* hold parties, celebrations or gatherings that exceed the agreed occupancy;
* cause excessive noise or disturbance;
* engage in behaviour that could cause damage, danger, nuisance or unreasonable disturbance to neighbours;
* use the Property for any activity that breaches applicable laws or regulations.
You are responsible for behaving respectfully towards neighbours and the surrounding community.
## 12. House Rules
Property-specific House Rules may apply to your stay.
These may include rules concerning:
* smoking;
* pets;
* noise;
* visitors;
* parking;
* waste disposal;
* security;
* keys and access devices.
Where House Rules are provided to you, they form part of your booking terms.
## 13. Smoking
Smoking and vaping are not permitted inside the Property unless the specific Property information expressly states otherwise.
Guests must comply with any designated smoking areas and must not cause damage or nuisance through smoking.
Where smoking inside a Property causes additional cleaning, damage or other reasonable costs, you may be responsible for those costs.
## 14. Pets
Pets are only permitted where the Property listing or booking confirmation expressly states that pets are allowed.
Where pets are permitted, any applicable pet fee, deposit or additional conditions will be communicated before or during booking.
Guests are responsible for ensuring that pets do not cause damage, excessive noise, nuisance or unreasonable disturbance.
Assistance dogs and other legally protected rights will be treated in accordance with applicable law.
## 15. Cleaning and Condition of the Property
We will take reasonable care to ensure that the Property is clean, safe and ready for your arrival.
You are expected to leave the Property in a reasonably tidy condition at check-out.
Normal cleaning following a stay is included where stated in the booking.
Additional reasonable cleaning costs may be charged where the Property requires cleaning substantially beyond normal turnover because of misuse, excessive mess, spills, stains, pet-related issues or other avoidable circumstances.
## 16. Keys, Access Devices and Security
You are responsible for any keys, key cards, access codes, fobs or other access devices provided for your stay.
You must not copy, transfer or provide access credentials to unauthorised persons.
Lost keys, access devices or security equipment may result in a reasonable charge for replacement or necessary security measures.
You must take reasonable care to keep the Property secure and must lock doors and windows when leaving the Property.
## 17. Maintenance and Problems During Your Stay
If you experience a maintenance issue or problem with the Property, please contact us as soon as reasonably possible.
We will make reasonable efforts to investigate and resolve issues within a reasonable period, taking into account the nature and urgency of the problem.
Some repairs or services may depend on third parties, contractors, suppliers or circumstances outside our reasonable control.
Guests must not attempt significant repairs, alter fixtures or fittings, or arrange contractors without our prior approval, except where immediate action is reasonably necessary to prevent serious damage or danger.
## 18. Utilities, Internet and Other Services
Where Wi-Fi, heating, hot water, electricity, television or other services are provided, we will use reasonable efforts to keep them available.
However, some services may occasionally be interrupted because of maintenance, technical problems, supplier failures, utility outages or circumstances outside our reasonable control.
Where an interruption occurs, please notify us so that we can take reasonable steps to assist.
## 19. Guest Belongings
Guests are responsible for their own personal belongings and valuables.
You should not leave valuable items unattended and should take reasonable precautions to secure your belongings.
If you leave an item at the Property, please contact us as soon as possible. We will make reasonable efforts to assist with its recovery and return, but any applicable postage, courier or other reasonable return costs may be payable by you.
## 20. Accessibility and Special Requirements
If you have accessibility requirements or other specific accommodation needs, please contact us before booking where possible.
We will make reasonable efforts to provide accurate information about the Property so that you can determine whether it is suitable for your needs.
Because properties differ in layout and facilities, please check the Property description carefully before booking and contact us if you require further information.
## 21. Our Responsibilities
We will provide the accommodation service with reasonable care and skill and in accordance with the booking made with you.
Nothing in these Terms & Conditions excludes or restricts any liability or statutory rights that cannot legally be excluded or restricted.
In particular, nothing in these Terms & Conditions excludes or limits liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, or any other liability that cannot lawfully be excluded or limited.
## 22. Your Responsibilities
You are responsible for:
* providing accurate booking information;
* complying with these Terms & Conditions and applicable House Rules;
* paying all amounts properly due under your booking;
* taking reasonable care of the Property;
* ensuring that members of your party comply with the booking terms;
* reporting damage, loss, safety issues or significant maintenance problems promptly;
* respecting neighbours and the local community.
## 23. Events Outside Our Reasonable Control
We will not be responsible for delays, interruptions or failures caused by circumstances outside our reasonable control.
These may include, where applicable, severe weather, flooding, fire, major utility failures, government restrictions, public emergencies, strikes, transport disruption, serious property damage or other events that could not reasonably have been prevented.
Where such circumstances affect your booking, we will communicate with you and take reasonable steps to minimise the impact.
Nothing in this section limits any rights you may have under applicable law.
## 24. Complaints
We want every guest to have a positive experience.
If you experience a problem during your stay, please contact us as soon as possible so that we have a reasonable opportunity to investigate and, where possible, resolve the issue during your stay.
If you wish to make a formal complaint after your stay, please contact us using the contact details provided on our website or booking confirmation.
We will review complaints fairly and respond within a reasonable period.

Nothing in these Terms & Conditions prevents a consumer from relying on mandatory consumer protection rights that apply in their circumstances.
